Large factory halls

The Factory comprises 5-metre-high halls; half one-storey and half two-storey. The ground floor offers large, contiguous production areas of several thousand m2, which are accessible at ground level.  Along the façade, bright and versatile rooms are being created for high-quality, permanent workstations: ideal for workshops, production areas, leisure or creative studios, showrooms or offices. The central areas of the halls are intended for use without permanent workplaces.


The factory halls can be heated to 20 degrees and have been approved to be used for moderately disruptive trade. Meeting, recreation and break rooms, as well as cloakrooms and sanitary facilities, are available for shared use.

Additional offices and studios

Next to the factory halls is the former service wing, which is more finely structured. The 2,200 m² floor space can be used for offices and studios of all sizes. Thanks to direct access from the outside, public areas are also conceivable. The offices are an ideal complement to the large factory halls and can be rented as well.

Plenty of parking

All commercial tenants on the ground floor have direct, ground-level right-of-use to the access road and the logistics zone along the southwest and northwest façades. There are parking spaces for cars and delivery vans available, and in the underground car park there are 90 additional parking spaces.

Since the beginning of the year, you can find us on the Bühler-Areal in Sennhof. There, where fine raw cotton was spun for decades, we now roast selected green coffee beans from various continents.

The proximity to Winterthur, the wonderful surroundings and the concept of the site development convinced us to expand our roasting facility here.

Excellent location

Located in Sennhof on the outskirts of Winterthur, the Bühler-Estate is optimally linked to public transport. The “Sennhof-Kyburg” railway station is only 350 metres away. The city centre of Winterthur and Tösstal villages, Kollbrunn, Rikon and Turbenthal, can be reached by suburban train in just a few minutes. Thanks to the direct connection to Zurich’s main train station, Zurich can also be reached in a good 30 minutes, without changing trains and with a guaranteed seat.


The A1 motorway is 8 kilometres away – via both the Oberwinterthur motorway junction towards St. Gallen and Schaffhausen, and the Töss/Kemptthal junction (via Kyburg) towards the airport and Zurich. It takes 30 minutes by car to get to the airport or Zurich’s city centre.
